What Homebuyers Want in 2021: The Hottest Kitchen, Bath, and Outdoor Trends in the New Year

As 2021 ramps up, it’s looking like the real estate market will continue going strong. In fact, with more people than ever planning on relocating thanks to remote work, and confidence in a vaccine resulting in additional sellers entering the market, 2021 may even end up better for agents than 2020 was. 

 

If you’re planning on selling your home in 2021, you’re probably looking at what projects you need to tackle. From dated cabinetry, to a patchy lawn, there’s always something that can be improved. 

 

Here’s what buyers are looking for in 2021 in some of the most important areas of the home to focus on: your kitchen, baths, and outdoor space.

 

Add a pretty backsplash  

 

Tile backsplashes are always in style, but this year, designers are moving toward more patterned and textured options. From bright colors to intricate designs, unique tiles give your kitchen some personality and can set it apart from the others. 

 

One thing to be aware of, of course, is whether changing out your backsplash will require you to totally redecorate your kitchen. And if you’re getting ready to sell, you’re likely better off sticking to a more neutral option. 

 

Add more prep and storage space to your kitchen

 

Storage and food prep space is always a draw for home buyers, and 2021 is no exception. According to a recent survey of top real estate agents across the country by HomeLight, the two features that most agents say buyers want are a kitchen island (64 percent) and a walk-in pantry (62 percent).

 

Removing any unnecessary appliances, knife blocks, and other countertop items that take up space is also some easy design choices that will make your kitchen feel more spacious. 

 

Smart, energy-efficient appliances

 

With all the time we’re all spending at home these days, our home energy and water bills have climbed. 

 

The good side of that is that many home buyers are becoming more interested in saving energy through energy-efficient, smart appliances. From refrigerators to ovens to microwaves to dishwashers, there’s no shortage of available options.

 

Double vanities

 

Even though the need for double sinks has been called into question regularly, real estate agents still say that a double vanity will be the number one requested bathroom upgrade in 2021. 

 

When choosing a double vanity, consider how you’ll balance storage needs with counter space. One drawback to double vanities, of course, is that they lessen the amount of counter space available. However, it’s possible to make up for this by focusing on additional storage below, even if that means adding tasteful baskets to open shelving to create more delineated storage space. 

 

Go all in on curb appeal

 

Although there will undoubtedly be more in-person showings and walkthroughs once the vaccine is widely available to the population, the trend toward online viewings—especially among Millennial homebuyers—is only going to continue. 

 

And because of that, curb appeal is going to be more important than ever in 2021. Since the vast majority of home buyers will first encounter a listing online, and the first image they see will almost certainly be an exterior shot, keeping your home looking well-maintained and updated is vital. 

 

Some of the best ways to do this are to keep your lawn mown and edged, trim any hedges or trees, and lay fresh mulch in your flowerbeds. Other good options are to line pathways with solar lights and make sure your front porch is kept clutter-free. 

Improving your home to get ready to list it can be an expensive undertaking. By focusing on these updates, you’ll be sure that the money you spend will be put to good use: to attract more buyers, and ultimately, increase your home value.
